We specialise in building property cashflow businesses using a corporate lease and co-living model, also known as rent-to-rent.
Instead of buying property, we secure properties through long-term leases, set them up for professional co-living, and rent each room individually. This allows us to generate strong, consistent cashflow from the difference between the lease and total rental income.
This isn’t traditional investing.

We focus on two core strategies:
1. Corporate Lease + Co-Living (Rent-to-Rent)
We secure properties without ownership, transform them into high-performing co-living homes, and generate income through structured, systemised operations.
Each property is designed to produce strong cashflow, with the ability to scale across multiple properties.
2. The Operator Model
We also operate and manage co-living properties on behalf of landlords and investors.
This works similarly to an Airbnb co-hosting business — but instead of short-term rentals, we manage long-term co-living properties.
This model allows income to be generated with little to no capital, while building experience and cashflow.
Built to Run Without You
A key part of our model is leverage.
We build systems and teams that allow properties to be managed remotely, using trusted “boots on the ground” and experienced operators.
We even partner with Airbnb co-hosts and local managers to oversee properties — meaning the business can run without day-to-day involvement.

Alongside operating our own portfolio, we also train others through the Property Cashflow Institute.
